Status Tracking
Monitoring lease lifecycle and status changes
Rentigo automatically tracks your leases through their lifecycle, alerting you to important status changes and upcoming events.

Lease Statuses
| Status | Description |
|---|---|
| Pending | Invitation sent, waiting for tenant to accept |
| Active | Tenant accepted, lease is currently in effect |
| Expiring Soon | End date approaching (within 30 days) |
| Ended | Lease reached its natural end date |
| Terminated | Lease ended early by either party |
Pending
A lease is "Pending" when you've invited a tenant but they haven't yet accepted. This status appears on the property to indicate:
- An invitation is outstanding
- The property is reserved for the invited tenant
- No other tenant can be invited until this is resolved
You can resend or cancel pending invitations from the property details page. Invitations expire after 7 days if not accepted.
Active
The lease is currently in effect. The tenant has accepted the invitation, has portal access, and:
- Monthly rent is being generated
- Meter submissions are enabled
- Maintenance requests can be created
- Deposits can be tracked
Expiring Soon
Leases are marked as "Expiring Soon" when they're within 30 days of their end date. This is your reminder to discuss renewal with the tenant.
When a lease enters this status:
- You receive a notification (email and/or in-app)
- The tenant also receives a reminder
- The property card shows a warning indicator
- A "Renew" action becomes prominently available
Ended
The lease reached its natural end date. The lease record is preserved for:
- Historical reference
- Tax documentation
- Rental history verification
The tenant loses portal access to this property when the lease ends.
Terminated
The lease was ended early before its natural end date. Termination records include:
- Termination date
- Reason for termination
- Any notes you added
Status Timeline
A typical lease flows through these statuses:
Pending → Active → Expiring Soon → Ended
↘ Terminated (if ended early)
For month-to-month leases (no end date):
Pending → Active → Terminated (when tenant moves out)
Automatic Status Updates
Rentigo automatically transitions statuses based on dates:

| Any → Terminated | You click "Terminate" |
Status updates happen automatically overnight. If you need immediate changes, use the Terminate action.
Notifications
Rentigo sends automatic notifications for lease events:

Configure your notification preferences in Settings → Notifications. You can choose email, in-app notifications, or both.
Dashboard Indicators
Your dashboard shows lease status at a glance:
| Color | Meaning |
|---|---|
| Green | Active leases in good standing |
| Yellow | Expiring soon, action needed |
| Orange | Pending, waiting for acceptance |
| Red | Ended or terminated |
| Gray | No lease (property vacant) |
Renewal Process
When a lease is expiring:
Review Current Terms
Check if the current rent and terms should continue or be adjusted.
Discuss with Tenant
Communicate renewal intentions with your tenant — the app shows you when they last logged in.
Send Renewal Invitation
Click Renew Lease and set the new terms:
- New start date (typically the day after current end date)
- New end date (or leave blank for month-to-month)
- Updated rent amount (if applicable)
Tenant Accepts
The tenant receives an email to accept the new terms. Once accepted, a new lease record is created.
The old lease is marked as "Ended" when the new one begins. Historical data is preserved.
Terminating a Lease
If a lease needs to end early:
Navigate to Lease
Go to Leases and select the lease to terminate.
Click Terminate
Click the Terminate button in the lease details.
Set Termination Date
Choose the effective date of termination. Can be today or a future date.
Add Notes
Record the reason for early termination:
- Mutual agreement
- Lease violation
- Property sale
- Other circumstances
Confirm
Review the summary and confirm. This action is logged but can't be undone.
Terminating a lease removes the tenant's portal access to this property. Ensure you have legal grounds and have communicated with your tenant before proceeding.
Filtering Leases
The leases list can be filtered by status:
- All — Every lease in your portfolio
- Active — Currently in effect
- Expiring Soon — Needing attention
- Pending — Awaiting tenant acceptance
- Historical — Ended or terminated
You can also filter by:
- Property
- Tenant
- Date range
Lease History
View the complete rental history for any property:
- Navigate to the property details
- Click Lease History
- See all past and current leases with their statuses
This is valuable for:
- Tax reporting
- Rental income verification
- Due diligence when selling
