Calculation Examples
Long-Term Rental: Monthly Management Fee
Rent Collected: €2,000
Management Fee Rate: 8%
─────────────────────────
Management Fee: €2,000 × 8% = €160
Owner Receives: €2,000 - €160 = €1,840
Long-Term Rental: With Maintenance
Rent Collected: €2,000
Management Fee (8%): €160
Repair Cost: €500
Maintenance Markup (10%): €50
─────────────────────────
Your Fees: €160 + €50 = €210
Owner Receives: €2,000 - €160 - €550 = €1,290
Long-Term Rental: Leasing Fee
Monthly Rent: €2,000
Leasing Fee: 50% of first month
─────────────────────────
One-time Fee: €2,000 × 50% = €1,000
Short-Term Rental: Per Booking
Booking Revenue: €500 (3 nights)
Management Fee (20%): €100
Cleaning Fee: €75
─────────────────────────
Your Fees: €100 + €75 = €175
Owner Receives: €500 - €175 = €325

Special Situations
Vacant Properties
If you charge during vacancies:
- Configure a vacancy fee (fixed monthly amount)
- Fee applies automatically when no active lease
- Common for properties you actively market
Partial Months
For mid-month tenant changes:
- Management fees are prorated automatically
- Leasing fees apply to the new lease in full
- Clearly documented in owner statements
Owner-Paid Expenses
When owners pay expenses directly:
- Record the expense in Rentigo
- Mark as "Owner Paid"
- It won't be deducted from owner payments
- Still appears on statements for transparency
Booking Channel Commissions (STR)
When bookings come through channels like Airbnb:
- Channel commission is recorded as an expense
- Reduces the revenue used for fee calculations
- Or configure as a pass-through to the owner
Templates
Save time with fee templates:
- Configure fees on one property
- Click Save as Template
- Apply to other managed properties
- Adjust individual properties as needed
Best Practices
- Written Agreements — Document fee structure in management contracts before setup
- Consistent Application — Apply fees consistently across similar properties
- Regular Statements — Send owner statements monthly (or after each booking for STR)
- Transparent Reporting — Show how each fee is calculated
- Review Annually — Adjust fees as market conditions change
- Separate Accounts — Keep owner funds separate from your operating account
- Tax Documentation — Maintain records for tax purposes
Compliance Notes
Management fee regulations vary by jurisdiction. Ensure your fee structure complies with local property management laws and your management agreement.
