Managing short-term rental reservations

Bookings in Rentigo manage short-term rental (STR) reservations. Unlike long-term leases, bookings are for guests staying days or weeks, typically for vacation rentals or Airbnb-style properties.

Creating a Booking

Navigate to Property

Go to the STR property and click Add Booking.

Enter Dates

Select check-in and check-out dates.

Enter Guest Details

Provide:

  • Guest name
  • Email address
  • Phone number
  • Number of guests

Set Pricing

Enter the booking total or nightly rate. Rentigo calculates the total.

Add Notes (Optional)

Include special requests, arrival time, or other details.

Save Booking

Click Save to create the booking.

Booking Status

Calendar View

The bookings calendar shows:

  • Color-coded bookings — By status or property
  • Availability gaps — Days between bookings
  • Turnover days — When cleaning is needed
  • Multiple properties — Toggle view per property

Click any booking to see details or make changes.

Guest Information

For each booking, store:

Guest Chat

Each booking generates a unique chat link for the guest to communicate with Rigo:

  1. Guest receives link via email after booking confirmation
  2. They can ask questions about the property anytime
  3. Rigo answers using your Property Knowledge
  4. You can see the chat history in the booking details

A well-configured Property Knowledge means fewer direct questions for you. Rigo handles common inquiries 24/7.

Check-in / Check-out

Marking Check-in

Open Booking

Navigate to the booking on check-in day.

Click Check In

Click Mark as Checked In.

Record Details (Optional)

Note actual arrival time or any issues.

Marking Check-out

Navigate to the booking on check-out day.

Click Mark as Checked Out.

Note Condition

Record any damages, missing items, or extra cleaning needed.

Schedule Cleaning

Mark when cleaning will occur for the next guest.

Guest Registration (Spain)

Pro

For properties in Spain, guest registration is legally required:

Enable SES.HOSPEDAJES

Configure the integration in property settings.

Collect Guest Data

Enter passport/ID information for all guests.

Submit Registration

Click Submit to SES or enable auto-submission.

Track Status

View submission status in booking details.

Spanish law requires guest registration within 24 hours of check-in. Failure to comply can result in fines.

Pricing and Revenue

For each booking, track:

  • Nightly Rate — Base price per night
  • Total Nights — Number of nights
  • Booking Total — Full booking amount
  • Cleaning Fee — If charged separately
  • Platform Commission — Airbnb, Booking.com fees
  • Net Revenue — What you actually receive

Revenue Reports

View booking revenue in Analytics:

  • Revenue by property
  • Revenue by month
  • Average nightly rate
  • Occupancy rate
  • Comparison to previous periods

Cancellations

To cancel a booking:

Open Booking

Navigate to the booking.

Click Cancel

Click Cancel Booking.

Select Reason

Choose a cancellation reason.

Handle Refund

Record any refund amount.

Cancelled bookings are preserved in history for reference.

Managed Properties (STR)

For properties you manage for owners:

  • Track Booking Revenue — See gross and net income
  • Calculate Management Fees — Based on your fee structure
  • Generate Owner Statements — Per booking or monthly
  • Include Cleaning Costs — If owner-paid

Cleaning Coordination

After each checkout:

  1. Mark checkout complete
  2. Add cleaning task or notes
  3. Mark property ready for next guest
  4. Next guest sees accurate availability

  2. Include WiFi, check-in instructions, house rules, local tips
  3. Rigo answers guest questions automatically
